Get a figure for the work

What the written sheet contains, what sits outside it, and the sequence a quotation follows from the first call to a figure you can compare.

What you see on the day

A technician arrives and inspects the entire door before naming anything: springs checked for breaks and for correct gauge against the door's measured weight, cables examined at the drums and at the bottom brackets where salt does its work, every roller and hinge run, the rail sighted for distortion, opener force and travel settings read, photo eyes tested, and the door lifted by hand with the opener released so its balance can be felt. That inspection takes longer than most people expect, and it is the reason the resulting figure holds.

What the written sheet lists

Included in the figure

Every part named with its specification, so a spring appears with its cycle rating rather than as a line reading "spring". Labour stated separately from parts. Removal and disposal of whatever is replaced. The balance adjustment and the obstruction test that close the visit. On a door or opener installation: new springs sized to the installed weight, new rail, rollers, hinges, cables, drums and brackets, the bottom seal, and resetting the opener's travel and force.

Priced separately when it applies

Jamb repair where the timber a track bracket bolts into has deteriorated, which is common on garages built before 1970 around Kansas City and Prairie Village. A low-headroom rail conversion where the ceiling clearance is under about twelve inches. A permit, where the opening itself is being altered rather than the door in it. An opener, where the existing unit is not rated for a heavier insulated door. Each is identified at inspection and priced then, not discovered later.

Outside the figure entirely

Electrical work, which Kansas does license separately and which a garage door contractor does not undertake. Structural alteration of the opening or header. Concrete work on a settled slab, as distinct from fitting a threshold seal to it. Anything an architectural committee requires beyond supplying the specification sheet and colour reference for your submission.

What happens by when

A callback to arrange attendance follows your enquiry the same day. For a door that will not open or close, attendance itself is normally same-day; for everything else, usually the following day. The figure is issued on the driveway at the end of the inspection, before any work begins. An estimate for a door or opener installation is issued in writing and remains valid for thirty days, which is deliberate: it is long enough to obtain a competing quotation and to get an architectural committee letter back before a custom colour is ordered.

Comparing it against another quotation

Place them side by side and check four things. Does each include new springs sized to the new door, rather than reusing the existing pair on something heavier. Does each include complete new hardware or is rail and rollers being carried over. Does each include removal and disposal. Has either inspected the jambs. A quotation that is several hundred dollars lower and silent on all four is not a lower price for the same work.

Loud bang in the garage and the door won't lift?

That is a broken spring, and it is the most common call we take on the Kansas side. Tell us what you heard and where you are. The price is agreed in the driveway, before anyone picks up a winding bar.
